How to Submit a Site Plan Application

Whether you're building something new, expanding an existing structure, or changing how a property is used, you may need Site Plan Review from the Town of LeRay Planning Board. Don’t worry—we’re here to guide you through it.
📌 What Is a Site Plan?
A Site Plan is a detailed drawing and written explanation of how a piece of land will be used. It shows things like:
Buildings or additions
Driveways, parking, and traffic flow
Landscaping and lighting
Stormwater drainage
Utilities and signage
It helps the Planning Board ensure your project meets local zoning and environmental requirements while preserving safety, access, and community character.
🧭 Do You Need Site Plan Review?
You’ll likely need to submit a Site Plan Application if you’re:
Constructing a new commercial or multifamily building
Expanding a residential or commercial structure
Changing the use of a property (e.g., from residential to business)
Adding parking areas, storage, or other significant site features

📝 What to Submit
Here’s what you’ll need for a complete Site Plan Application:
✅ Completed Site Plan Application Form
✅ Detailed Site Plan Drawing (to scale)
✅ Short Environmental Assessment Form (SEQR)
✅ Copy of the Tax Map with Parcel ID
✅ List of Adjacent Property Owners
✅ Application Fee (see Fee Schedule)
✅ Any additional documents requested by the Code Enforcement Officer or Planning Board
🗓 Submission Deadline & Meetings
Applications must be submitted 12 days before the next Planning Board meeting to be placed on the agenda.
🕔 Planning Board meets: 3rd Thursday of each month at 6:00 PM
📍 Location: Town of LeRay Municipal Building, Conference Room
Public hearings may be scheduled for certain applications.

Submit your completed application:
In person at the Town Offices during business hours
Or by email/mail to the Planning & Zoning Office (see contact info below)
Make sure your materials are complete to avoid delays!
